Before a building can be legally taken down in the Czech Republic, the owner needs a demolition design that says what will be removed, how it will be done and what waste it will produce. For Charles Bridge Stavební s.r.o. we prepared that documentation for a 1945 house in Svojetice together with its well, septic tank and fencing. The house covers 247.13 m² of built-up area and holds 18 rooms, and it stands in direct contact with its neighbours, with a bus stop right beside it and a low voltage overhead line close above the roof.
The building is a single storey L-shaped house with a partial basement and a pitched roof of red clay tiles. The documentation records it as completed in 1945. It gives two reasons for the removal, the unsatisfactory technical condition of the building and its associated structures, and the preparation of the site for new construction. The scope covers four separate structures, the house itself, a well built of concrete rings, a septic tank of concrete slabs and a wire fence with a wrought iron gate.
The starting point was our own measured survey of the same building, delivered in September 2025. The existing condition sits in a coloured point cloud and in a Revit model, and every floor plan, section, elevation and schedule is generated from that model. That is why the room schedule matches the plans and the material schedule matches the model, with no numbers retyped by hand. Drone imagery covered the roof, the chimney and the immediate surroundings. Five utility network operators issued their records on the same day, 28 October 2025, and those records were plotted into a coordination site plan at 1:250.
The deliverable is a certified demolition design prepared under Annex 10 of Czech Decree 131/2024 Coll. on construction documentation. It contains the project report, a summary technical report with site organisation rules, three site plans and ten drawings, including the demolition sequence and a structural assessment. The numbers are what make it usable. The room schedule lists 18 rooms totalling 373.84 m², the material schedule breaks down the volumes of masonry, floors, roofs, timber and foundations, and those volumes feed a table of nine waste streams classified under the Czech waste catalogue. Concrete from floors and foundations is estimated at 362.78 tonnes and brick masonry at 440.31 tonnes. The owner therefore holds both the paperwork for the permit and a realistic basis for pricing the demolition, the haulage and the recycling.
The hard part was not the house, it was everything around it. On the west side the building is in direct contact with neighbouring properties, on the north side there is a bus stop, and a low voltage overhead line passes very close to the roof. An overhead telecom line is connected to the building itself and has to be taken down before the demolition starts. The documentation therefore calls for hand demolition in layers no higher than 1.2 m, bans heavy machinery close to the shared walls and puts the work under the supervision of an engineer chartered for building construction. The masonry is the second problem. Solid fired brick, aerated concrete blocks and stone occur within the same walls, so the bond strength varies and larger mechanical bites cannot be relied on. The third issue is on paper. The list of input documents names no original design drawings for the house, which is normal for a building of this age. Without a measured survey the material volumes would stay at the level of a rough guess.
A demolition design cannot be written without knowing the existing condition, so the building is surveyed first and documented with plans, sections and a room schedule.
Statements are requested from the owners and operators of the utility networks and are combined with the cadastral map and the national address and property register.
A visual inspection covers the condition of the structures and looks for materials that need special handling, asbestos above all.
The set covers the project report, a summary technical report, site plans, the demolition sequence, a structural assessment and the drawings, in the scope set by Annex 10 of Czech Decree 131/2024 Coll.
A chartered engineer stamps the documentation and the owner receives it as the basis for the demolition permit application.
The existing condition is captured as a coloured point cloud that feeds the model and every drawing, and any dimension can be checked against it later.
Plans, sections, elevations and schedules are all generated from one model, so the room schedule matches the drawings and the material schedule matches the model.
Volumes of masonry, floors, roofs, timber structure and foundations were taken from the model and turned into a table of nine waste streams from the Czech waste catalogue.
The drone recorded the roof, the chimney and the immediate surroundings, the parts of the site that are hard to document from ground level.
Underground and overhead lines, the water main and the sewer were plotted into a site plan at 1:250 using the records issued by each utility operator.
